Nebius seeks a Senior Site Selection & Colocation Manager to drive global data center growth through site evaluation, market analysis, and vendor management. This remote role offers a base salary of $180k-$225k USD and the chance to shape AI cloud infrastructure.

The Infrastructure Acquisition Group
The Infrastructure Acquisition Group secures the land, power, and data center capacity that enables the Nebius AI Cloud. We identify where Nebius should grow next, structure the commercial agreements that make that growth possible, and partner across engineering, energy, finance, legal, and development to bring new AI infrastructure online.
We're a small, founding team building this function from the ground up across the Americas, leading the acquisition of colocation, build-to-suit, powered land, and other strategic infrastructure opportunities as one of the world's fastest-growing AI cloud platforms scales.
Examples of Problems We're Solving
Secure AI infrastructure before the market does. Demand for AI infrastructure continues to outpace supply. You'll identify and secure strategic opportunities before they become unavailable while balancing speed, scale, risk, and long-term flexibility.
Expand the Nebius AI Cloud across the Americas. You'll evaluate emerging markets, develop regional acquisition strategies, and help shape where Nebius invests next as we scale across multiple geographies simultaneously.
Structure transactions that accelerate deployment. You'll negotiate colocation agreements, build-to-suit developments, powered land acquisitions, and other infrastructure partnerships that enable AI capacity to come online faster.
About the Role
As a Site Selection Manager, you'll lead the acquisition of AI infrastructure opportunities across the Americas from market strategy through executed agreements. Working within the Infrastructure Acquisition Group, you'll identify new opportunities, negotiate complex transactions, and partner across Engineering, Energy, Finance, Legal, Technical Due Diligence, Project Development, and Delivery to bring new AI infrastructure online.
This is a build-phase role on a build-phase team. Many of the standards, playbooks, and processes you'll use are still being written—in some cases, you'll help write them. We're looking for someone who can independently lead complex transactions while helping build the systems that make every future deal faster, more consistent, and more scalable.
What You'll Own
- Own the acquisition of AI infrastructure opportunities across the Americas, from market strategy through executed agreements.
- Develop regional acquisition strategies and maintain a continuous pipeline of qualified colocation, build-to-suit, and powered land opportunities.
- Lead negotiations across multiple commercial structures, from initial engagement through signed agreements.
- Serve as transaction owner, leading cross-functional deal teams to keep parallel workstreams aligned and on schedule.
- Prepare investment recommendations and present commercial, financial, and strategic analyses to executive leadership.
Infrastructure Origination
- Develop acquisition strategies for priority markets across the Americas.
- Identify, evaluate, and advance colocation, build-to-suit, powered land, and other strategic infrastructure opportunities.
- Build and maintain relationships with developers, brokers, utilities, landowners, economic development agencies, and infrastructure partners.
- Assess network connectivity as a core site-selection criterion — long-haul access, carrier availability, and route diversity — engaging the Network team for technical validation.
- Lead negotiations from initial engagement through executed agreements across multiple commercial structures.
Market Strategy
- Develop market intelligence across power availability, utility constraints, network connectivity and fiber availability (proximity to long-haul routes, carrier and dark-fiber presence, and route diversity), permitting environments, land availability, incentives, and competitive market activity.
- Identify emerging AI infrastructure markets and recommend long-term acquisition strategies.
- Build and maintain a continuous pipeline of qualified infrastructure opportunities aligned with Nebius' growth objectives.
- Monitor regional market trends to support long-term infrastructure planning.
Transaction Leadership
- Serve as the transaction owner from opportunity identification through executed agreements.
- Lead cross-functional transaction teams across Legal, Finance, Energy, Engineering, Network, Technical Due Diligence, Project Development, and Delivery.
- Drive transaction schedules, resolve commercial issues, and maintain momentum across multiple parallel workstreams.
- Structure commercial solutions that balance speed, flexibility, risk, and long-term value.
Cross-Functional Collaboration
- Partner with the Technical Due Diligence team to complete technical evaluations and assess development risk.
- Partner with the Network team to validate connectivity feasibility and factor long-haul, dark fiber, and points-of-presence considerations into site and market selection.
- Partner with the Project Development team to transition projects into development and construction readiness.
- Collaborate with Finance on commercial modeling, investment analysis, and executive approval packages.
- Work with Legal to negotiate agreements that appropriately allocate commercial and development risk.

What You'll Bring
- You're comfortable operating in ambiguity and building processes where none exist. You know how to move complex transactions forward while helping define how future transactions should be executed.
- 8+ years of experience in data center site selection, commercial real estate, infrastructure development, or large-scale industrial development.
- Experience leading infrastructure or real estate transactions from opportunity identification through contract execution.
- Strong understanding of data center infrastructure, utility markets, land development, and commercial negotiations.
- Experience negotiating land acquisitions, leases, colocation agreements, build-to-suit transactions, or similar infrastructure agreements.
- Strong commercial judgment and the ability to balance technical, financial, and strategic considerations.
- Excellent communication and executive presentation skills.
- Demonstrated ability to lead complex cross-functional initiatives across multiple stakeholders.
- Bachelor's degree in Business, Finance, Real Estate, Engineering, or a related discipline, or equivalent experience.
Preferred
Qualifications
- Experience supporting hyperscale, AI infrastructure, digital infrastructure, or mission-critical development.
- Knowledge of utility infrastructure, transmission, substations, renewable energy development, or power markets.
- Familiarity with the connectivity drivers of data center site selection (power, fiber and network availability, route diversity) and the ability to partner effectively with network engineering teams.
- Experience with GIS platforms, infrastructure market intelligence, or portfolio planning.
Pay Transparency
We offer competitive compensation and benefits packages. Actual compensation will be determined based on job-related factors, including experience, skills, qualifications, the level at which the candidate is hired, and geographic location, consistent with applicable law.
Base Compensation Range
$180,000 — $225,000 USD
